A/C Cleaning

It’s that time of year. The cottonwood trees are done shedding their seeds and it’s time to clean you’re a/c. The fuzzy white balls that float through the air get lodged into the grills of the air conditioning units and then get drawn into the water drain tubes inside. In order to avoid cottonwood seeds clogging up the tubes and causing water to overflow into your furnace closet and ultimately down through the neighbor below, we need to clean them out. The Association will have maintenance do so for only $29.00 including a new furnace filter. Please set up time with Laurie at the office (361-2880) at your earliest convenience. Thank you to all the residents who have already had their air conditioners cleaned. Preventive maintenance helps everyone.

Pool & Hot Tub

We have replaced the hot tub sand filter and motor. They had reached that time in life where just repairing them was no longer a solution. Please enjoy.

New Pool Furniture

The Association uses Buyer Transfer Fees and 10% of your dues to make capital improvements to the property. In 2020, the Board elected to remodel the clubhouse with a new kitchen, LVT flooring and new upgraded furniture at a cost of just over $30,000. This summer, they added new pool and patio furniture, using $18,000 of the reserves to do so. If you have been in the clubhouse or up to the pool, you are missing some dramatic improvements to our community. We have received lots of positive feedback on both.

Maintenance Staff

We have lost one maintenance person (Kenn Carrier) and gained another (Greg Westbrook). Greg will be responsible for general common area maintenance of the property as well as service requests of the special needs inside your condo residents. The charge to residents is $25/hour (1/2 hour minimum billing increments) plus the cost of materials. If you haven’t met Greg yet, please take time to introduce yourself.

Smoking on Decks

Please as a reminder to not smoke on your deck. If you are a smoker, we need you to understand that open windows and a/c units draw cigarette smoke inside of both yours and your neighbor’s condo as well.

Parking

It’s summer-time and that makes it easy not to use your carports. Please remember that we need space for guests and vendors to park when they visit the property. If everyone parks at the curb, there is no place for them to go.

Laundry Room Floors

Please help keep the laundry rooms clean. Only laundry containers and supplies should be deposited in the waste baskets. All laundry room floors have been cleaned and waxed in July. If you have any issue with the machines, please call Wash Laundry. Their number is posted. If you do not get service within 3 days, please call the office and we will follow-up.

It’s that time of year. temperature are getting warmer and it feels wonderful to sit outside on your patio or deck. If you are a smoker, we need you to understand that open windows and AC units draw cigarette smoke inside of both yours and your neighbor’s condo as well. For that reason, we remind you that smoking is not allowed on decks or patios or in hallways or laundry rooms. In addition, smoking is prohibited inside the pool area, the clubhouse and clubhouse patio and on the play ground.

Reminder for winter

We have a few cars that don’t move in the winter, We want to remind you not to leave your car parked in one spot along the curbs for extended periods of time and to use your carports. When your car remains stationary, our plow service cannot keep the curb spots clear. This creates a problem for those around you and reduces the available parking spots on the property. The association reserves the right to remove vehicles from the property at owner’s expense for those who do not pay attention.

WARNING

Salt and various ice melt products only work at temperatures above 20 degrees. Putting salt out in sub-zero temperatures may work to melt snow, but the water will freeze and create hazardous icy conditions both on the sidewalks and in the parking lot. Please refrain from using ice melt until temperatures rise to an effective level.

2021 Association Fee increase of $5.00 per month to $240.00 went into effect as of January 1, 2021. Please make sure you are paying the correct amount.

Direct Deposit

Northwood has implemented a direct deposit program. Would you like to sign up? There is a bank service fee of $1.95 per transaction which will be deducted from your account should you choose to use this option. If you wish to use this service, please call or email the office and you will receive an invitation and the link allowing you to set up the service.

Updating Bylaws

The Board of Directors is working to make further changes to the bylaws which will be more specific to Northwood Hills and its residents. We expect to have those recommendations available for owners to review by late March. We will have dates available at the clubhouse to discuss the changes with the Association’s attorney. Approval of any changes will be done by ballot in April or May of this year.

Marijuana

Please be advised that Northwood Hills adheres to the Federal Law. Although 18 states including Michigan have legalized the medical and recreational use of marijuana, federal law does not recognize or protect medicinal or recreational marijuana possession or use. The federal government can still prosecute people who are otherwise protected under State Law. Violation of Federal Laws regarding Marijuana use in your condominium at Northwood Hills are still subject to fines by the Association.

Winter is coming.

Property Improvements:

The Association trimmed trees and removed dead branches. We remodeled the clubhouse and made more seating available. The plan for 2021 is to make additional landscape improvements and to replace pool & patio furniture.

Trash:

We have asked for cooperation from residents to not put items(trash) beside the dumpsters. If the dumpsters is full please take it to another dumpster. Also, non-residents continue to dump their trash at Northwood. If you don’t feel threatened, please identify the person and vehicle try to take a photo from your cell phone. The Sherriff’s Department and county prosecutor’s office will not act without detailed descriptions of the vehicle and the violator.

Update Bylaws:

We will be suggesting additional changes to our bylaws in 2021 along with possible rule changes. Please make sure we have your correct e-mail address so we can more easily communicate with you.

2021 Board of Directors

Congratulations to Bill Dickinson and Barb Fisher for being elected to another 2-year term on the board of Directors. Also, congratulations to Sonya Heintzelman, a first time member. Welcome to the Board.

Bylaw Amendments

The recently completed and approved Bylaw Amendments have been recorded with the Kent County Register of Deeds and are waiting to be completed with the State of Michigan. We are now allowed to provide this information digitally. In order to do this, we need update email addresses from all of the owners. Please provide that to the office asap. You can also email your address to northwoodhillscondos@gmail.com. If we don’t have your email address, we will have to post things the “old fashion way”', on the door.

In the near future we will be engaging in Phase ll of the amendment process. Please submit changes to policies listed in the current bylaws or rule that you think are missing and that you think should be revised, updated or clarified. The Board will be working with the Association’s attorney to make those suggestions to the owners for their review and vote.

Curb Parking

Every summer we find that residents ignore putting cars in the carports and the majority of vehicles migrate to the curbs. This makes it extremely difficult to find guest parking and even more difficult for those looking to unload infants, groceries, or other items. Please make an extra effort to put your car, SUV, truck or other vehicle in the carport. It would be even nicer if you would leave the spaces in front of the doorways open for those short-term parking matters, Be a good neighbor and remember to use your carport.

Covid 19

Please remember to wear a mask when in the common areas such as hallways and laundry rooms. You never know when and where you or someone else entering the building may have been exposed. Please be safe.

Laundry Rooms

Laundry room hours are 8 a.m. to 10 p.m. only. If a washer or dryer stops working, please call the Wash Laundry so they can do the repair. Their phone number is on the machine.

A/C Cleaning

We want to thank those owners who took the time to have their A/C units cleaned. We did have a few that did not and as a result we had more damage from clogged drain tubes done to ceilings and closets this year. Please help us and others in the future by calling and setting up an appointment each year.

Our Community

During the lockouts we have been remodeling the clubhouse by painting walls, substituting worn carpeting with vinyl plank flooring and replacing 20 year-old furniture with new. New cupboards and counter tops have been installed in the kitchen. Kenn has been doing a lot of the work in house to keep the cost down. We have a lot of positive feedback. We are hoping to have most everything completed by mid- September.

2020 Association Fee increase of $10.00 per month to $235.00 beginning January 1, 2020. Last increase was January 2015.

Capital Improvements at Northwood

We will be updating and remodeling the clubhouse in 2020 making it more current and enjoyable for everyone. We will be replacing several hot water heaters that are reaching replacement age. In addition, some landscape changes are being considered as well.

Updating Bylaws 

We will be updating our Articles of Incorporation, the Master Deed and Bylaws this year. They have not been revised since the origination of the association in 1998. The process will involve two phases. Phase I will be updates to the Michigan Condominium Act. Phase 2 will include changes more specific and pertinent to our Association. We will need everyone to participate to get this done.

The attorney drafting the technical amendments will be at Northwood Hills at 1:00 p.m. Saturday, January 25th at the clubhouse for any questions. He will be back again at 6:30 p.m. on Thursday, February 13th. The meetings are to make residents familiar with the changes. No voting on the amendments will be done at this time.
