History of Northwood Hills

Northwood Hills was constructed in 1986-87 by a limited partnership headed by Craig Black. Construction was begun in April of 1986 and the project was completed in June of 1987. At the time of construction, the East Beltline was a two-lane road. The site was chosen because plans were in the works at the state level to expand the Beltline to four lanes with a boulevard from 1-96 north to Northland Drive.

After 10 years as apartments, condominium conversions were becoming popular in other areas of the country and Black, in his role as General Partner, convinced his investors to convert Northwood Hills into Condominiums.

Sales were brisk at the beginning with 50% of the units having sold in the first 30 months. Then a market slow down occurred and sales at Northwood slowed as well. It took 48 months more to sell the rest of the condos, and at substantially reduced prices in some cases, due to real estate recession that impacted everyone, everywhere in the country.

Northwood Hills was one of two communities in West Michigan that succeeded in a full transition from apartment to condominiums. Others who tried ended with fractured communities that are mixture of apartments and condos.

Today, the market has recovered and condo prices at Northwood Hills are reaching the $100.000 mark. The project has been a success because of the location, the condition of the property (31 years old) and the residents who live there. The staff at Northwood and the people who live there have made it a community to be proud of.
